Some potential sellers wish to avoid the hassle of decluttering, staging, and having  agents and potential buyers trudge through their home and this stops them from listing a home they may otherwise be willing to sell for the right price.

 

Luckily for you, I have relationships with many people all around Venice and Sarasota county who may sell, depending on the buyers offer, timing, and the buyers themselves. These situations require finesse to ensure the best interests of all parties involved are appropriately represented with care, and those are promises I am willing to make. For buyers, my connections in the community can open up opportunities to find the perfect home that may not be otherwise available.

Generic, automated lists of potential properties based on the few "requirements" you outline to your agent are unfortunately the standard when it comes to client service in the real estate industry, but I don't feel comfortable sitting back ando homing my clients find a home they love through one of those automated emails. If one of them strikes your fancy, that is great, but you can rest assured that I am digging through multiple databases, my own personal contacts, and reaching out to potentential sellers to find out everything I can about each home I add to the tailored lists of potential forever homes that I send to you. I wouldn't want my home search left up to an algorithm, so I would never leave yours up to one either. 

Expertise Every Step of the Way

A lot of different types of professionals need to come together to make your home purchase run smoothly and to ensure you don't run into issues or surprises once the deal is done. Typically, you may need a mortgage professional, a home inspector, perhaps a money manager or credit repair person and an incredible title company. Perhaps you need a foundation, roof, plumbing, electrical, painting or flooring contractor. Receiving an estimate for anything that may need to be addressed for your potential home to last you years into the future can help us negotiate a deal that allows you to ensure you know exactly what you are getting, and what work you may want or need to put in after closing.

Maria Higgins does not have any official relationships or professional agreements with any of these collateral services that would push her to have you work with one service provider over another, but she certainly does have long term relationships with many highly experienced and recommended providers that have been fostered over many years of providing excellent service to her many clients. You will benefit from any of the collateral services you may need as each of these suppliers of services never want to let disappoint a repeat customer. Each knows that Maria Higgins requires a very high level of service for her clients and in every case, they deliver. Of course, there is never any pressure to use anyone that Maria Higgins recommends. You may have your own service providers or preferred companies and Maria Higgins will go out of her way to work with anyone you choose.

Many times agents are approached by service providers and offered some form of benefit or finders fee for recommending their services to the agent's clients, and Maria Higgins can assure you that she does not and will not ever engage in this practice as her only concern is acting in the best interest of her clients.  These agents who do engage in this practice are supposed to disclose any of these relationships where they receive benefit on a specific form that you would then receive. Maria Higgins does not accept benefit or kickbacks from any service providers.
